Washington Holdings is an active provider of real estate solutions requiring subordinated debt capital. Typically, we originate or acquire bridge loans, second mortgages, mezzanine loans and preferred equity investments secured directly or indirectly by commercial real estate — in most cases, with moderate to high loan-to-value ratios and often in conjunction with complex assets. As experienced real estate owners and developers, we understand the challenges our borrower clients may face in stabilizing a transitional property and we are efficient in communicating to a prospective borrower what we think we can do to help meet their objectives while still providing our clients with reasonable investment returns.

Because we are backed by institutional capital, we have substantial investment capacity. At the same time, we are proficient in performing due diligence and in getting to a definitive commitment with a level of agility and flexibility not commonly found among institutional lenders.

Our structured finance investments platform is national in scope and loans usually range from $10 million to $100 million, with terms of two to ten years.




We invest in commercial properties in the Western United States. We are focused on non-retail, non-residential assets, including:

  • Office buildings
  • Industrial
  • R&D flex facilities
  • Bioscience buildings
  • Telecommunications facilities / Data Centers
  • Mixed-use urban in-fill projects

Many of our investments are in transitional and surplus properties in need of repositioning or redevelopment. We also acquire stabilized properties primed for extended value. For stabilized properties, we combine management best practices with a focus on the needs of our tenants to generate strong, consistent investment returns. We also develop commercial office, biotech and industrial projects in the Western United States.

We acquire and invest in land that has strong, fundamental commercial or residential potential. We have the capacity to close land acquisitions on an all-cash basis without financing contingencies. Our objectives are to achieve attractive investment returns, while ensuring a desirable outcome for the community and other stakeholders.
